High Speed Rail: What Are The Benefits for KL Property Investors?

BY Caitlyn Ng

Updated 19 Oct 2018

In today’s modern world, travelling is no longer the tough journey it once was, filled with danger and exhaustion. With all kinds of improvements made to the various modes of transport to make them safe for passengers, it’s no wonder that more and more people are venturing out to explore the great unknown.

According to a research by Trip Barometer in 2015, 69% of global travellers – of all age groups – were planning to try something new in 2016. Imagine when the KL-Singapore High Speed Rail (HSR) link is finally completed; the travel time would only be 90 minutes, thereby encouraging more people than ever to travel between the two countries!

What's covered in this article?

What is it?

The HSR is said to be Southeast Asia’s most ambitious infrastructure project, undertaken by both the governments of Malaysia and Singapore. It features trains that can travel at speeds of up to 300km/h. Upon completion, it aims to become an optimal mode of efficient public transportation for those who wish to enjoy seamless travel between the two countries.

Seven major cities will be strategically connected along a coastal route, with the terminus stations located in Kuala Lumpur’s Bandar Malaysia and Singapore’s Jurong East.  Overseeing the implementation of the entire project are the Malaysian MyHSR Corporation Sdn Bhd and the Singaporean Land Transport Authority.

A Memorandum of Understanding was signed by both parties on July 19 2016; some of the key points covered in the agreement included the technical parameters, immigration and quarantine clearance, as well as safety and security matters.

How does it benefit?

In today’s fast-paced world, people strive to make every moment count and simply cannot afford to spend time traveling great distances. Extensive energy savings, greater efficient mobility, reduced environmental damage, faster – the HSR seems to be the answer to all the problems which modern society faces.

The HSR will bring about plenty of economic and social benefits for Malaysia and Singapore. A substantial development potential will be created, especially as all the stations will be complemented by local public transport systems. This in turn encourages a geographical concentration of residents and businesses, thus resulting in an ever-growing pool of talent and labour.

High speed rail systems all over the world – China, Germany, Japan and Russia to name a few – allow for riders to save time, energy and money. According to the International Unions of Railways, the rapidly developing new mode of transport is the HSR. A number of reasons can be attributed to why it is often described as the ‘transport mode of the future’.

“As well as improving rail services, promoting the modern image they seek to convey and yielding greater customer satisfaction, the high speed rail also plays a key role in achieving territory integration and helping to create socio-economically balanced societies at world level. This highly efficient transport mode makes significant demands in terms of investment, technology, industry, the environment and its political and social aspects.”

Is it any surprise then that there are a number of prospective projects, set to become highly desirable, within the vicinity of the HSR stations?

Transit-Oriented Developments

Who would not enjoy the simplicity of waking up in the morning and having ease of access to the office or any other part of the city, just a few clicks away? By choosing public transportation, you reduce your carbon footprint drastically. You will also skip the long wait time spent stuck in traffic jams, arriving at your destination with your mental health intact.

Razak City Residences is one such example of a transit-oriented development. Located just across the busy Kuala Lumpur-Seremban highway from Bandar Malaysia, it sits on a 22-acre plot of land. When you come home, it is to more than just a prestigious address, it will be to a new central point of life’s best opportunities.

From on-site facilities and the convenience of nearby amenities to two-storey commercial spaces just below the residential blocks, homebuyers will have everything they need at their doorstep. What’s even more exciting is that Razak City Residences is the first of its kind in town to come with a FIVE-year maintenance fee WAIVER.

The residential component consists of four phases of serviced apartments. Each phase houses units in two built-up sizes, 800 sq ft (two bedrooms and two bathrooms) to 1,045 sq ft (three bedrooms and three bathrooms), allowing for the public to choose a home that would suit their current lifestyle. The starting price of RM403,800 puts them well within the affordability range of people from all walks of life, especially since the DOWNPAYMENT for a unit is at RM3,000.

A completely holistic lifestyle is what Razak City Residences boasts of, as their units now come with the option of upgrading to a FULLY-FURNISHED package, for additional peace of mind. The development also has a full range of facilities befitting such an eminent condominium such as swimming pool, gymnasium, playground, multi-purpose hall, CCTVs and a complimentary parking bay for each unit.

For these packages, they all come with the following fixtures and fittings: kitchen cabinets, hob & hood, dining table & chairs, water heater, shower screen, sofas, coffee table, ceiling fan in living room, washing machine, curtains, refrigerator, air-conditioner, beds & mattresses, bedroom wardrobe and television.

Best of all, the ease of accessibility is excellent, enhanced by the presence of a network of major highways and train lines. There are a total of SEVEN train stations within proximity to this development, namely the Salak Selatan LRT and KTM stations; Chan Sow Lin LRT station and future MRT station; two upcoming MRT stations in Bandar Malaysia; and the much anticipated HSR terminal.

Conclusion

Enduring heavy congestion for those who travel between Malaysia and Singapore will soon be a thing of the past. Even those who are used to flying over the border will no longer have to worry about matters such as check-in times and lost luggage.

The High Speed Rail will be able to help push property prices up, both in the buying and renting sectors. Transport hubs are part of the overall allure that a particular project has; Razak City Reisdences is just one such example of a township at the cusp of turning into a world-class success story.
