Nowadays, with rising costs and decreasing land availability, you’d be hard-pressed to find a good property to buy or invest in. Those that are in a good location and have plenty of available amenities, while still positioned in the affordability range, are few and far between.

Enter integrated developments and their advantageous concept of having everything within a walkable distance. While it is important to consider a project’s location, it is also equally necessary to take the price into consideration, whether there will be a good return on investment.

What's covered in this article?

Here we take a closer look at a few of the up-and-coming integrated developments in Kuala Lumpur that we think is value-for-money while still remaining in the melting pot that is Kuala Lumpur.

1) Razak City Residences @ Kuala Lumpur

It is said that money cannot buy happiness, but in this case, money can get you a unit at Razak City Residences @ Kuala Lumpur.

Sited on a 22-acre plot of land that is directly opposite Bandar Malaysia, this serviced apartment has the best location for residents and visitors, as they will always be within reach of modern conveniences and creature comforts that are necessary for a pleasurable lifestyle.

There are a total of 12 blocks spread over four phases, forming the residential aspect of this project. With plenty of built-up sizes to choose from, homebuyers and investors will be spoilt for choice when it comes to choosing a type for their respective needs.

Best of all, the units are priced very competitively starting from a projected RM379,000 for a 800 sq ft unit – about RM450 per sq ft. This puts them within reach for many interested buyers and investors alike. It is estimated that a with a nett household income of RM3,300 down payment of only RM5,000, one can already own a spacious, almost furnished, service apartment unit here.

Each unit comes with one parking bay, as well as either two bedrooms and two bathrooms, or three bedrooms and three bathrooms. There are two semi-furnished packages available, which are optional: RM30,000 for the 800 sq ft units and RM35,000 for the 1,045 sq ft units.

There are plenty of facilities available for residents to enjoy as Razak City Residences @ Kuala Lumpur does not fall under PR1MA, PPR or RUMAWIP. Some of these include a swimming pool, multipurpose hall, children’s playground, gymnasium and 24-hour security.

For peace of mind, this development will be maintenance-free (upkeep of all common property) for the first five years, which is something that no other property developer in the market has been able to do before. There are also two-storey commercial spaces that will be located just below the residential blocks, with a total of 121 shop lots.

Apart from the KL-Singapore High Speed Rail in the vicinity, there is a network of major highways leading to and from the development. This seals the reputation of Razak City Residences @ Kuala Lumpur by Impianika Development Sdn Bhd (a member of the Akisama Group)as one of the most convenient locations in KL city.

2) Kuala Lumpur River City

Imagine waking up to the sound of flowing water, with nature right at your doorstep. That dream is about to become a reality with a home in the stunning Kuala Lumpur River City(KLRC) project by Ekovest Bhd. Stretching for 3km along the banks of the Gombak River, there are some exciting components making up this development: EkoGateway, EkoQuay, EkoTitiwangsa and EkoRiver Centre to name a few.

Come home to a vibrant environment, be it for business, living, leisure, shopping or hospitality purposes. EkoTitiwangsa is the first launch in this ambitious project, comprising three freehold residential towers with a gross development value (GDV) of RM600mil. 696 contemporary units await potential homebuyers, promising a redefined city living with thoughtfully-planned layouts.

Tower C, which was launched first, has 270 units with a built-up ranging from 825 to 1,240 sq ft with a price of RM750 to RM1,200 per sq ft. All three towers have a targeted completion date by 2018.

Residents will be able to relax and unwind with the myriad of facilities available, from infinity pools, Jacuzzi and sauna, to the multipurpose hall, gymnasium and children’s playground. To further seal this masterplan as a holistic lifestyle hub, there will be the EkoRiver Centre to look forward to, an iconic retail component of 600,000m sq ft.

Overall, KLRC is poised to become a pivotal integrated development, where transportation via road, rail and river (3R) will converge under one address.

3) Bukit Bintang City Centre

Location, location, location. That is what seasoned investors would tell you if you’re looking to buy a property. Hereis a project that is the epitome of that saying; destined to be the new heartbeat of Kuala Lumpur, Bukit Bintang City Centre (BBCC) is sited on a 19.4-acre piece of land right in the middle of the Golden Triangle.

This prestigious development is the brainchild of the Urban Development Authority (UDA), Eco World Development Group Bhd and Employees Provident Fund (EPF).

As one of the last big parcels of prime land left in the city centre, this is an enviable piece of property to own indeed. Residential, hospitality, retail, entertainment and commercial components all come together to form the ultimate cosmopolitan lifestyle.

Best of all, parks, gardens and green pockets are interspersed throughout the development to provide a haven for residents and visitors to escape from the fast pace of daily life.

For buyers and investors alike, there are five luxurious residential towers to choose from, the first tower of which is called Lucentia Residences. Prices start from RM782,000 onwards.

Here, traditional Japanese paper lanterns provide inspiration, where light is allowed to permeate the 393 units at all times. By day, the spacious layouts will be bathed in natural sunlight and by night, the soft glow of lights illuminates the way home.

To conclude

Out of all mixed-use developments, Razak City Residences @ Kuala Lumpur is proving to be more attractive with a price that rivals other properties in the vicinity, without skimping on a host of facilities. Its proximity to Bandar Malaysia and its offering of world-class amenities is also a drawing factor.

Kuala Lumpur is known by many names, such as the ‘City of Lights’, but to many people the city centre is simply known as ‘home’. Choose a property wisely, and you’ll have a home for generations to come!
